Maintenance and Care of the Property

It is our goal to make all required repairs to your home to make your stay comfortable. Please review your lease and property rules and regulations to confirm if the tenant is responsible for repairs.

All non-emergency repair requests must be entered in the resident portal

What constitutes an emergency?

An emergency request to the above number should only be made if your health or safety is threatened, or damage to the property is being caused. For example, no heat or hot water in winter temperatures IS an emergency; no air-conditioning in the summer is NOT an emergency. A leaking water heater is an emergency, but a drippy faucet is NOT an emergency.

Per the terms of your residential lease agreement, you are responsible, at your own expense, for certain repair items. If you submit a repair request for one of the below listed items, you may be back billed for the cost of the repair.
• Toilet backups
• Slow draining sinks or tubs
• Garbage disposal malfunction due to foreign object
• Reset electrical breaker
• Smoke / CO2 detector battery replacement
• HVAC filter replacement (to be done quarterly)


Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials.

Common Maintenance Issues and Troubleshooting

– Check the thermostat batteries and settings.
– Ensure the pan is not holding water
– Check the air filter
– Turn AC to off and fan to on. Wait 4 to 6 hours as the AC might be frozen up. Submit ticket in the portal if does not work.

– Ensure nothing is stuck in the disposal blades.
– Follow steps to unclog the disposal using a reset button and a hex key.

– Use a plunger to attempt to unclog the toilet.

– Check and reset GFI outlets and the breaker box.

– Inspect the sensor and ensure it is aligned correctly.

– Replace the batteries and refer to troubleshooting tips if the issue persists.

Property Care and Maintenance Tips

– Keep the heat on and set to at least 60 degrees during winter.
– Remove garden hoses and turn off sprinkler systems.
– Open cupboards to allow warm air to circulate around pipes.
– Allow a steady drip on the kitchen sink overnight.

– Avoid putting items like potato peels, bones, coffee grounds, and grease down the garbage disposal.

Replace air filter every 2 to 3 months
